Property:              Approximately 109 total acres consisting of 64 acres of Class I soil currently planted to beardless wheat for hay.  The balance of the acreage is dedicated to farmstead areas, seasonal creek, ditches and farm roads.  This old farm is picturesque and extremely appealing.  [Please click here for aerial photo]

Location:              The property is located about 9 miles west of Red Bluff at 18150 Red Bank Road, Red Bluff, California.  [Please click here for location map]   Except for a band on each side of Red Bank Creek, the property is not located within the 100 year flood plain.  [Please click here for flood zone map]

Wildlife:               Red Bank Creek is a natural haven for wildlife such as Deer, Wild Hog, Turkey, Pheasant, Quail and Dove.  Red Bank Creek typically flows from late October through June.

Zoning:                 EA-AP, 40 acre minimum.  EA = Exclusive Agriculture (Cropland), AP = Agricultural Preserve (Williamson Act Contract).  Tehama County Assessor Parcel Number 025-090-72.  [Please click here for assessor’s parcel map]

Soils:                    Yo = Yolo Loam, Class I-1.  This soil is well drained and available water holding capacity and fertility are high.  If this soil is irrigated, alfalfa, beans, corn, sugarbeets, prunes, peaches and walnuts grow well.  The balance of the soil on the farm is Rr = Riverwash located within the banks of Red Bank Creek.  [Please click here for soils map]

Topography:        Flat to undulating.  Red Bank Creek, a seasonal creek runs east to west through the northern portion of the property.  The property offers an exceptional view of Mount Lassen and the Western Mountain Range.  The property elevation is estimated at 425' to 475' above sea level.  [Please click here for topo map]

Water:                  Irrigation water is provided by an AG well with a 25 Hp electric turbine pump near the center of the farmland and water is delivered to the crops using aluminum mainline and sprinkler pipe.  All aluminum irrigation equipment presently on the property is included in the sale.  Potable water is provided using a 6” steel cased well with electric submersible pump located north of the farmhouse.

Improvements:     The farmstead area is located in the SW corner of the property. There is a two story farmhouse (4 bedrooms, 2 baths), approx. 2,000 sq. ft. built around 1929.  Near the farmhouse is a 30’ x 50’x 18’ pole barn with metal roof and siding in good condition.  On the south side of Red Bank Road, is a 48’ x 46’ livestock / hay barn with metal roof in fair condition.  The property is perimeter and cross fenced for cattle.

Property Use:      The farm is currently planted to beardless wheat for hay.  If this soil is irrigated, alfalfa, beans, corn, sugar beets, prunes, peaches and walnuts would grow well.  This farm would be an excellent site for a quality cattle or horse operation.  Fortunately, due to the quality of soil, the farm could be utilized for many different types of agricultural operations.

Crop:                    Seller’s intent is to exclude the 2006 hay crop from the sale.

Equipment:          Seller’s farm equipment is excluded from this sale transaction but maybe available under separate sale transaction to be negotiated.
