Listing Price: $5,300,000 cash to Seller.
Property:
640 +/- total acres. The 555 +/- acres are planted to almonds and walnuts or
scheduled for planting to olives for olive oil in 2008. The balance of the
acreage is comprised of roads, ditches, farmstead area and Wilson Creek, a
seasonal creek.
Location:
The property is located in Glenn County, California. It lies (S) of Orland,
(W) of Interstate 5 at the SW intersection of County Road C and County Road
28.
Almonds:
371 +/- acres are planted to almonds. 313 +/- acres are producing,
planted in 1990 on an 11’ x 22’ spacing, 180 trees per acre. The varieties
are 50% Nonpareil, 25% Carmel and 25% Mixed Hard-Shell varieties. The
producing almonds are drip irrigated. 58 +/- acres are non-bearing planted
in 2007 on an 11’ x 20’ spacing, 198 trees per acre. The varieties are 50%
Nonpareil, 25% Carmel and 25% Winters. The non-bearing almond orchards are
micro irrigated using pressure compensating micro emitters. A small block of
non-bearing almonds are drip irrigated.
Walnuts:
63 +/- acres planted in 2007 to Paradox walnut on a 24’ x 24’ spacing, 76
trees per acre. The trees were bud grafted September / October 2007 to
Chandler. The walnut orchards are micro irrigated using pressure
compensating micro emitters.
Olives:
121 +/- acres are being prepared for a 2008 planting of olives for olive
oil. The trees will be planted using a super high density spacing.
Soils:
Approx. 70% of the soils are class II or III soils. The class II soils are
Arbuckle Gravelly Loam and Tehama Silt Loam. The class III soils are
Altamont Clay, Altamont Shedd Association, Arbuckle Gravelly Loam and
Hillgate Loam. The balance of the soils are class IV.
Water:
480 +/- acres are assessed by the Orland Artois Water District (OAWD). The
2007 annual assessment is $24.94 per assessed acre. 2007 water cost is
$30.30 per acre foot for the first 720 acre feet. 2007 water cost above 720
acre feet is estimated at $38.00 per acre foot. The balance of the acreage
is irrigated using the 16” AG well, pump and diesel motor located (S) of
Wilson Creek. Seller estimates AG well yield at 800 to 1,000 gallons per
minute.
Zoning:
AP-80, 72 acre minimum. AP = Agricultural Preserve (Williamson Act
Contract).Glenn County Assessor Parcel Number 024-21-0-016-0.
Improvements: The farmstead area is located in the SE corner of the
property. In this area is a wood framed metal sided shop with concrete
floor.
Topography: Gently sloping to rolling. Wilson
Creek, a seasonal creek runs through the southwest corner of the property.
The property offers exceptional views of Mount Shasta and Lassen Peak as
well as the western and eastern mountain ranges.
Depreciation: The improvements on this property such as
the trees, irrigation systems and shop may offer significant deprecation
advantages to the prospective Buyer.
Comments: Seller has
recently made considerable investments to upgrade irrigation systems and
replant 242 +/- acres to olives, almonds and walnuts. During the spring of
2007, Seller applied 1 ton of lime to the producing almond orchards.
