Listing Price: $1,290,000, approximately
$12,306 per total acre.
Property:
104.83 +/- total acres with 100 +/- acres planted to producing walnuts. The
balance of the acreage is consists of farm roads, creeks, levee and
farmstead area.
Location:
The orchard is located about 3 miles (S) of Red Bluff on the southwest side
Highway 99E, (N) of Cone Grove Road. It lies about 1 mile east of the
Sacramento River.
Walnuts:
100 +/- acres are planted to producing walnuts. 25 +/- acres are Chandler
variety planted in 1999 on black & paradox rootstock, spacing is 25’ x 25’.
50 +/- acres are Hartley variety and 25 +/- acres are Sch. Franquette
variety. The Hartley variety were planted in 1957 and Sch. Franquette
varieties were planted in 1951, both are on black rootstock and the spacing
is 50’ x 50’.
Soils:
The primary soils types are Vina Loam, 0 to 3 percent slopes (class I), Vina
Loam, 3 to 8 percent slopes (class II), Columbia Silt Loam, 0 to 3 percent
slopes (class I) and Vina Clay Loam, 0 to 3 percent slopes (class I).
Water:
Irrigation water is provided by (2) AG wells with electric turbine motors.
The 40 Hp motor and well is located on the northwest parcel between the
Chandler and the Sch. Franquette blocks. The 25 Hp motor and well is located
on the southeast parcel inside the Hartley block. The (2) wells are
connected by buried PVC mainline.
Irr. Systems: The Chandler and Hartley
blocks are irrigated by solid set buried irrigation systems. The Sch.
Franquette block is irrigated by hose pull irrigation system.
Zoning:
EA-AP, 40 acre minimum. EA= Exclusive Agriculture, AP = Agricultural
Preserve (Williamson Act Contract). However, Sellers filed a notice of
non-renewal in 2004. Current real property taxes are $5,072 per year. Tehama
County Assessor Parcel Numbers 043-170-66 & 67.
Topography: Flat to gentle sloping. The
property offers exceptional views of Mount Shasta and Lassen Peak plus wide
views of the western and eastern mountain ranges.
Mineral Rights: Seller owns 100% of all oil, gas and minerals.
Buildings: The
only building on the property is a 4,400 +/- sqft. steel framed, metal roof
and metal sided building constructed around 1964. In the past this building
was used for hulling and drying walnuts and is now used as a farm shop and
for equipment storage. It has a concrete floor, electric service, water and
detached restroom.
Depreciation: The improvements on this property
such as the walnut trees, wells, irrigation systems and building may offer
significant deprecation advantages to the prospective Buyer.
Crop:
The 2008 crop is included in the sale provided Buyer reimburses Seller for
cultural and management expenses to close of escrow.
Lease Back: Sale is contingent upon Seller
leasing back from Buyer 4.4 +/- acres of APN 043-170-66 fronting Highway 99E
and surrounding two Seller’s home lots. Buyer to have no use of farmstead
area and steel framed building. Access shall be limited to the parcel line
separating APN 043-170-66 and 043-170-67.
Comments: An agricultural property of
this quality and location rarely becomes available. Sellers reserve an
option to limit the use of a portion of the property fronting Highway 99E
and adjacent to their (3) home lots to such use that will not interfere with
their continued enjoyment of their respective homes.
