Property:
222 +/- acres of farmland, ready to be
developed with multiple options of permanent crops, such as; walnuts,
almonds, prunes, pistachios, pecans, or olives.
Location:
The property is located on both sides of
Rawson Rd, southwest of Corning, CA.
Primary Home:
The
primary home and surrounding olive orchard are not included in the lease.
Soils:
Nearly 2/3 of the soils are rated class II;
Tc (Tehama silt loam), AvA (Arbuckle gravelly loam) and TaA (Tehama loam).
The
class III soil is Pm (Perkins-Kimball gravelly loams).
The property has a minor amount of class IV
soils in the Cortina complex.
Water:
18+/- acres are within the Corning Water
District (CWD).
CWD has advised that it may be possible to
annex additional acreage into CWD. Tennant shall be responsible to develop
additional irrigation water and irrigation systems as desired.
Topography:
The northwest side of the property drains
to the south east side of the property. The west side drains to the east
side of the property as well. The Sacramento River is located approx. 6
miles east of the property.

Tehama County Assessor Parcel Number
069-240-11, 087-030-04, 05, 06, 087-040-01, 15, 16, 17 (222+/- acres).
Parcel is zoned EA-B:871 Exclusive
Agriculture, 20 acre minimum.
The
current property taxes total $3,678 approx. per year.
Mineral
Rights:
Oil, gas, minerals & water rights are not
included in lease.
Proposed
Lease Terms:
1)
Tenant pays all costs to
develop permanent crops including but not limited to well drilling,
installation of irrigation systems and planting the crops.
2)
Permanent crops to be
developed include but not limited to walnuts, almonds, prunes, pistachios,
pecans or olives.
3)
Tenant pays all costs to
produce permanent crops including but not limited to fertilization,
pest/weed control, irrigation, harvesting and processing.
4)
20 to 25 year initial term.
5)
Tenant to pay lessor the
greater of minimum cash rent per farmable acre or share of gross crop
revenue.
6)
Minimum annual cash rent
shall be in advance.
7)
Should share of gross crop
revenue be greater than minimum cash rent, the balance due is payable to
Lessor upon Tenants receipt of final crop payment.
8)
Lessor to pay real property
land taxes.
9) Tenant to pay property taxes on improvements installed.
10) Tenant to have right of first refusal to purchase the property.
11)
Lessor to
have right of termination provided lessor pays tenant unamortized portion of
the amount expended to develop the permanent plantings including interest
and management fee.
